An exceptional home inspector does four things:

   Identifies any major structural, mechanical, or safety issues in the home that   
should be fixed before or immediately after moving in

   Provides a list of minor issues that could develop into major problems down the
road if not fixed or monitored - to help keep you out of trouble years from now

  Explains the types and locations of systems in the home to help you understand
what you are buying - furnace or boiler, electrical capacity, locations of shut offs, etc.

  Documents the above three things in a well organized, photo-documented home inspection report - something you'll want to save and refer back to over the years. It's the closest thing you'll get to an owner's manual for your
home. First time home buyers find this format especially
useful.

We at Craftsman Home Inspection meet these four demands
with pride, energy, and the utmost integrity.  To further
ensure we are inspecting to consistently high standards, we
work hard to fulfill, and in most cases exceed, the national
inspection standards set by the American Society of Home
Inspectors - of which we are full certified members.  In
addition we are NY state licensed.  If you feel if that we did

While our inspector specializes in older homes, any age or type of home is welcome for inspection.  Inspections cover all aspects of the home - structural systems, heating and cooling, electrical systems, plumbing systems, roofing, building envelope, exterior features and drainage, interior components, and standard appliances.  Basically, if we can get to it, we'll inspect it. 

While each component of the home is inspected individually, we inspect the house as a system - how one defect may effect something else seemingly unrelated.  This approach is critical to really understand your home.  For
example, we might say the exterior grading directs water
against your foundation, which contributes to a damp
basement, and the dampness in the basement is migrating
through your home and ending up in your attic.  Once there,
it condenses causing moisture and mold growth on the
plywood of the roof.  Before you go through the trouble of
treating the mold, isn't it important to know why it's there in the
first place so it doesn't come back.  How handy is that?

With these high standards in place, we can start your inspection.  We recommend,
if at all possible, for you to attend the inspection.  Set aside a full morning or afternoon and go along with the inspector - he will explain at each step what he is doing and finding.  It's also your chance to ask questions and become comfortable with your home and its needs (it's your best chance to really learn how that dang boiler works).  Later that day, when you receive the inspection report, you'll already know what it says and what's most important.  We proudly do not prepare your report on site.  A useful photo-documented report takes time and thought.  A 20 minute report thrown together at the house is a disservice to you.

The report uses the latest in home inspection software (HomeGauge).  It is web based, easily saved, printed or forwarded to whomever you like.  Also, up to five years later, even at 3:00 AM, you can log on and download your report from Craftsman Home Inspection - so you never have to worry about losing your copy.  Also, no worries, if you need to speak to the inspector at anytime after the inspection, he is available and will answer your questions, happily and free of charge.
