Craftsman Home Inspection Service

More than just home inspections!
We are a full service company - offering an array of services beyond the home inspection.   While a home inspection will give you the best  "honey- do" list you'll ever see, you may find other specific testing important.   Concerned about radon, your water, those unidentifiable ants, or saving energy, read on!  Of course, just call anytime for more information.

Radon Testing: The EPA recommends that every home in America be tested for radon - a colorless, odorless naturally occurring radioactive gas that is the leading cause of lung cancer for non-smokers.  The area around Syracuse has its fair share.  Check out the Onondaga County radon map to see what the odds are you are moving to or living with high radon levels.  Craftsman Home Inspection uses a NY ELAP certified lab - AirChek - to analyze all radon tests, the results of which are delivered automatically to you on the web.  Don't worry.  High radon levels can be fixed.

Also, radon has recently been discovered in granite  - commonly used for counter tops, vanity tops, and wall and floor tiles.  Is your granite elevating your radon levels above the EPA safe standard?  Using a special procedure, Craftsman Home Inspection can determine how that granite may be affecting your air and health.  Please call for more information.

Energy Surveys: An energy survey is a whole house assessment that analyzes your uses of energy (heating systems, appliances, hot water) and how well the home envelope preserves its conditioned air (draftiness and insulation).  Through the use of specialized tools such as a blower door and an elaborate program provided by Home Energy TuneuP, we can estimate the best ways for you to reduce your energy consumption and energy bills.  We will provide you with an itemized list of recommended improvements, the cost associated with making each improvement, and your yearly pay-back for doing it - or your return on investment.  In this fashion, you have an unbiased, knowledgeable opinion of what improvements make the most sense for you.  The average home has opportunities to save several hundred dollars per year.

Wood Destroying Insect Inspections: Often referred to as a "pest inspection," this specialized look at your home determines whether current or recent insect activity has taken root.  Carpenter ants, powder post beetles, and carpenter bees are the bane of upstate New York and can cause significant damage.  As a certified Pesticide Technician (from the NYS Dept of Environmental Conservation), Peter Apgar at Craftsman Home Inspection will give your home, or perspective abode, a thorough going through to look for the little critters that cause you big headaches.

Septic Dye Testing: Selling a home in the country?  You'll likely be required to provide your buyer proof of a satisfactory septic dye test - a minimally invasive procedure to determine the function of your septic system.  Craftsman Home Inspection conducts its septic tests in accordance with CNY-ASHI protocols and are available as long as the ground is not frozen or snow covered.

Well Flow Testing: Your home for sale in the country will likely require a well flow test - a procedure to determine if your well produces an adequate volume of water.  The test normally measures water in gallons per minute over a two hour period.  Performed year-round.

Electromagnetic Field Testing: Worried about radiation from those overhead power lines or the buried ones you can't see?   Are they emitting electromagnetic field (EMF) radiation at excessively high levels?   Craftsman Home Inspection will determine the levels in your yard and in your home and provide literature to educate you about its causes and long-term health effects.  Knowledge is good.

Forensic Inspections:  Have a funky mildew smell you can't get rid off; ants always come back no matter what; worried about a new foundation crack; or whatever your specific concern is, customized inspections can be performed for you.  Just call:
